All of our Inventory Reports are professionally compiled in accordance with the recognised industry standards and The Association of Residential Letting Agents code of practice.  Each report includes detailed descriptions of the property, fixtures & fittings, furnishings and contents. Digital full colour photographs of every room and its elements are date stamped and embedded in the report. All keys are itemised, meter readings included, smoke alarms are listed and tested and a breakdown of cleanliness is recorded. On the first day of the tenancy we can arrange to meet the tenant at the property and walk them through the inventory room by room. Once in agreement with the contents we will then obtain a digital signature from the lead tenant and should you require, hand over keys. Copies of the inventory  report are the sent as pdf attachments to both tenant and agent/landlord.

Interim inspections or sometimes know as mid term & periodic inspections are carried out at regular intervals while the property is occupied. These reports offer the landlord a snapshot of how the property is being maintained by the tenant and highlights any maintenance issues or tenant activity that may be a concern. Any sub letting or unapproved pets can be uncovered. It is also useful in maintaining open communication with the tenants and can provide the tenant the opportunity to remark on any issues that need addressing thus avoiding those frustrating occasions when small problems escalate into far bigger headaches for the landlord.

Energy Performance Certificates (EPCs) are needed whenever a property is:

  • built
  • sold
  • rented

You must order an EPC for potential buyers and tenants before you market your property to sell or rent.

An EPC contains:

  • information about a property’s energy use and typical energy costs
  • recommendations about how to reduce energy use and save money

An EPC

Energy Performance Certificates (EPCs) are needed whenever a property is:

  • built
  • sold
  • rented

You must order an EPC for potential buyers and tenants before you market your property to sell or rent.

An EPC contains:

  • information about a property’s energy use and typical energy costs
  • recommendations about how to reduce energy use and save money

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.


From 1 April 2018, all rented property (both domestic and non-domestic) which is to have a new tenancy must have an EPC rating of at least “E”. This requirement also applies to all renewal tenancies to the same tenant for the same property on or after 1 April 2018. The duty is also triggered by any periodic tenancy arising on or after 1 April 2018 after the expiry of any fixed term because the duty is not only triggered by a renewal but also “an extension”.

From 1 April 2020, all domestic lettings (including existing) must achieve an “E” rating or better.
